The District Area

The site in question is located close to the Industrial Area of the City of Formello, province of Rome, in the area north of Rome itself, precisely close to the junction of the Cassia Bis superhighway and provincial highways Santa Cornelia and Formellese. It is in a strategic position for its accessibility, notably:

• The Rome ring road is 4 minutes’ drive along the adjacent Cassia Bis, giving fast access to the Flaminia, Cassia and Salaria superhighways.
• The sought-after residential and business districts of northern Rome, such as Cassia and Parioli, are just 15-20 minutes’ drive away, during office hours.
• The residential areas of Olgiata and Formello – Le Rughe are 5 minutes’ drive away, home to thousands of high-level professionals.

The Site owned by Tecnoconsult Srl., has a total area of about 12 hectares. Although it constitutes a separate entity in terms of the Formello Urban Development Plan, it is also part of an area totalling some 20 hectares that is an homogeneous area in terms of the regional urban development plan.

The remaining 8 hectares are divided into 3 parts, controlled by 3 different companies, in which the following are planned: a second large retail complex for about 69000 square meters, a hotel for 37000 square meters, and a multiplex for 29000 square meters, in an area comprised of 313000 square meters. Under the Municipality's guidelines, discussions are taking place with the companies that control the adjacent site for the planned second retail complex, and these discussions have revealed intentions to coordinate or integrate the respective projects in terms of detailed planning and type (of structures).
